Essential Safety Audits
Certain buildings require an owner to maintain the essential building services. These include fire safety features, exit routes, air flow systems and other matters as prescribed by the Director of Building Control in the Building Regulations 2016, Section 72. Essential Safety Audits in Tasmania are also known as Schedule of Maintenance, Annual Audits or Form 46’s.
The Building Regulations 2016 stipulate the frequency of Essential Safety Audits, with different categories of buildings requiring audits at varying intervals. For example, commercial buildings may need annual audits, while residential buildings might be audited less frequently.
After the audit is completed, a detailed report is generated, highlighting the findings and any identified issues or non-compliance with safety regulations. Building owners or property managers are typically responsible for addressing these issues and ensuring that essential safety features are brought into compliance.
