What is an Occupancy Certificate / Occupancy Permit?
An Occupancy Permit (OP) is a legal certificate issued by a building surveyor. To issue an Occupancy Permit, they must first undertake a building inspection and confirm that a building is safe and suitable for occupation. This certificate is typically required before a person can move in or use a new or renovated building.
What is a Certificate of Final Inspection?
A Certificate of Final Inspection (CFI) is issued after a comprehensive inspection of the building similar to an occupancy permit. The difference between the two is when a building retains an already existing Occupancy Permit. For example, when an existing building is being altered or extended, a Certificate of Final Inspection is issued. This certificate signifies that all new work has been completed in accordance with approved plans and regulations.
Key Aspects of Building Inspections and Certifications:
Compliance Verification: Confirms that all construction work is finished and meets the approved plans and specifications.
Final Inspection: Verifies that all aspects of the construction work, including health and safety measures, have been completed and inspected by an authorised person.
Legal Requirement: CFIs are often required by law before a property can be occupied, rented, or sold. CFIs are similar in that this document signifies that the building work is complete and complies with the building permit and approved documents.
